What’s The Life Expectancy of Household Items/Systems?

Here is a look at the average life expectancy of some components in most houses.  The ages are based on three sources:  Study of Life Expectancy of Home Components by the National Builders Association, Average Life Expectancies by CDW Engineering, and anecdotal evidence from myself and Hearthstone Home Inspections.  These average life expectancies assume ongoing maintenance is taking place.

  

  • Roof Shingles: Architectural 25-30 years, 3 Tab shingles 20 years
  • Rubber membrane roofing: 20 years
  • Cedar siding shingles: 15-20 years untreated, 20-30 years or longer if sealed or painted.
  • Vinyl Siding: 60 years
  • Aluminum Gutters: 30 years
  • Central A/C: Exterior Condenser 15-20 years and Air Handler: 20-25 years
  • Split System A/C Heat Pump: 15-20 years
  • Hot water tank: 8-10 years
  • On demand hot water heater or boiler: 15-20 years
  • Cast iron boiler: 30 years
  • Gas Furnace:       20-25 years
  • Dishwasher: 10 years
  • Disposal: 10 years
  • Gas or electric dryer: 12 years
  • Clothes washer:   8 years
  • Oven/Range: 15 years
